How A Grass Tournament Rebuilds Its Grounds
A permanent single-site venue reconstructs itself in annual phases between championships, because the courts must be sown and grown on a calendar that construction cannot interrupt.

A tournament that occupies the same ground every year cannot close for a multi-year rebuild. It reconstructs itself in annual increments, and the growing season sets the programme.
The growing calendar is fixed and everything else moves
Grass courts are renovated immediately after the tournament, sown, and grown through autumn and spring to reach playing condition in early summer. That sequence cannot be compressed.
Construction work therefore has to finish, and its dust and traffic clear, before seed goes down. A contractor overrunning by weeks costs a court for a whole season.
Projects are consequently sliced into pieces that fit between one championships and the next, with each slice designed to leave the site playable even if the next phase is delayed.
Work is sequenced so the site is never fully closed
Only a portion of the grounds is disturbed in any year. Courts are taken out of use in small groups, and temporary facilities replace whatever the works displace.
That constraint drives the design. A new structure that requires closing half the site simultaneously will not be built, however good it might be, because the tournament must still run.
Long projects are therefore phased over many years, with each phase handed back complete rather than left as a partial structure over the tournament fortnight.
Temporary and permanent capacity are planned together
Much of the seating and hospitality at a summer tournament is demountable, erected in spring and removed afterwards, which keeps the year-round footprint far smaller than the fortnight footprint.
Replacing temporary capacity with permanent stands reduces the annual build effort but increases what must be maintained and heated for eleven months of low use.
The balance is usually struck by making the show courts permanent and everything around them temporary, since the show courts also host other activity through the year.
Roofs changed what the buildings must carry
Adding a retractable roof loads a stadium with mechanism, drainage and air handling that the original structure was not designed to carry, which usually means rebuilding the bowl beneath it.
The air handling is not optional. A closed roof over a grass court traps humidity that ruins both the surface and playing conditions, so climate control is part of the roof project.
These projects therefore consume several annual windows each, which is why a venue with two roofs will have spent the better part of a decade building them.
Land acquisition sets the long-term limit
A site hemmed in by housing can only expand by buying adjacent land, and such purchases take years and attract planning conditions on hours, traffic and noise.
Acquired land is often used first for practice courts and parking, freeing the historic core for spectator facilities without adding traffic to the residential streets around it.
The result is a venue that appears unchanged from the outside and has been almost entirely rebuilt within, one summer at a time.
